4205 N 7th Avenue
CHALLENGE
Two separate owners – each with unique goals and no prior connection—were navigating the Phoenix commercial real estate market. Linda, the seller, had owned and meticulously maintained a 24,746-square-foot office building in the heart of the 7th Avenue Melrose District. She was ready to move into a new chapter of life. Meanwhile, Ram, a longtime investor and owner-user, was seeking a well-located, character-rich asset for his growing portfolio. Both needed the right counterpart, and both had trusted relationships with Michael Douglas – but had never met each other.
ACTION
Michael Douglas, CCIM, with the ICRE Investment Team, had met Linda back in 2018 while canvassing Midtown Phoenix. Though new to the business at the time, Linda gave Michael a chance, and they kept in touch over the years. Separately, Michael met Ram in 2016 while canvassing Mesa. Over time, Ram too became a trusted client and friend.
Recognizing a unique opportunity, Michael brought these two clients together – aligning Linda’s pristine, historic office property with Ram’s investment objectives. He represented Ram in the acquisition, helping negotiate a win-win outcome that respected Linda’s care for the building while ensuring a smooth transition for Ram.
