CHALLENGE
Tri-City Cardiology, one of Arizona’s premier cardiology groups with multiple locations across the Valley, recognized the growing demand for quality healthcare in the underserved Queen Creek and San Tan Valley region. With no suitable properties listed on the market for sale, the challenge was clear: identify and secure a site large enough to support a new, ground-up medical campus – entirely off-market.
ACTION
Tri-City Cardiology hired Michael Douglas with the ICRE Investment Team to help them expand into this high-growth corridor. Michael assembled a list of off-market landowners in Queen Creek and San Tan Valley and began a proactive campaign of cold calls, in-person meetings, and outreach to county officials. Through persistent effort and relationships within Pinal County, Michael identified a critical opportunity: the former Links Golf Course at Ironwood & Ocotillo, where Tri Pointe Homes and Diversified Partners were planning a large-scale residential development. However, their plans had hit a roadblock – Pinal County required a commercial component to approve the residential use.
Michael and his team negotiated directly with the developers and successfully carved out 12.29 acres for Tri-City Cardiology’s medical use. The proposal was welcomed by the County, as it fulfilled a significant public need while solving a key entitlement issue for the developer.
RESULT
The result was a win-win for all stakeholders. Tri-City Cardiology secured a prime location for their future campus, and the developers gained approval for their broader residential plans. The vision became Terraza Medical Village, a 5-building medical campus delivering over 100,000 square feet of modern healthcare services to a market in need.
